What's the monthly rate?

The RV site rate is the same as the standard lot rent at the community you choose — it varies by park. Includes water, sewer, and trash. Electric is metered and tenant-paid (usually $40–$120/month depending on season). Submit the pre-screen and we'll confirm the exact rate for the park you want.

How long can I stay?

We host extended-stay residents on month-to-month agreements. Most stays run 3–12 months. Longer is fine where local zoning allows. We are not a nightly campground.

What size RV do you accept?

Up to 40–45' including slide-outs on most lots. Send us your year, length, slide configuration, and a photo via the pre-screen form and we'll confirm a specific lot.

What hookups do you have?

Full hookups — water, sewer, and 30A/50A electric (varies by lot). Wi-Fi availability varies; plan on cell hotspot or local ISP if Wi-Fi isn't included at your park.

Are pets OK?

Yes — with limits. Typical: 2 pets max, ~40 lb weight cap, no aggressive breeds. Service animals and ESAs are not "pets" under Fair Housing and are always welcome.

Do you do background and credit checks?

Yes — a basic background check, soft credit pull, and income verification (target: monthly income at least 2x the monthly rate). Application fee applies and is collected with the formal application.

What's the monthly rate for a used home?

$700–$900/month all-in, including lot rent. The exact figure depends on the specific home and park. Electric is metered and tenant-paid.

Can I rent, or do I have to buy?

Both options are usually available. Some homes are straight rentals; others are available rent-to-own where part of your payment builds toward ownership. We'll walk you through the options on the pre-screen call.

How quickly can I move in?

Used homes are already on-site and ready — typically within 2 weeks of an approved application, depending on the home's turn status. Much faster than buying new (60–90 days).

What condition are the homes in?

Every used home is rehabbed before turnover — paint, flooring, appliances, mechanicals — to a livable, comfortable standard. Specific finishes vary by home. We'll show you the actual unit before you sign anything.

What do I need to qualify?

Steady provable income (target: 2–3× monthly housing cost), basic credit and background check, and verifiable references. Submit the pre-screen and we'll respond in 24 hours.

How does buying a new home on your lot work?

You qualify with our lender, pick a floor plan, we coordinate the order, transport, and setup. After setup (~60–90 days), you make a monthly home payment to the lender and pay lot rent to us.

How much per month, all-in?

Most buyers land at $800–$1,000/month total — home payment plus lot rent. Often competitive with or below local 2-bedroom apartment rent, with the advantage that you own the home.

What do I need to qualify?

Steady provable income (typically 2–3x projected monthly housing cost), credit score around 600+, and a down payment between 5–20%. Lender programs and overlays vary — we'll review with you on the pre-screen call.

How long until I can move in?

From signed order to move-in is typically 60–90 days. Lot rent doesn't start until your home is set and you've taken occupancy.

What if I already own a home and want to bring it in?

We'll consider it. We need: year, make, model, dimensions, age, condition photos, and HUD tag info. Most parks require homes post-1999 with vinyl siding and shingle roof. Submit photos and specs via the pre-screen.

How are payments handled?

Through Rent Manager and Zego. You get a tenant web portal with ACH (no fee) or card (small fee). No cash, ever. Walmart cash-pay is available through Zego if needed.

What about utilities?

Water, sewer, and trash are typically included in lot rent or billed back. Electric is always metered and tenant-paid. Specifics confirmed per park before lease.

Are children welcome?

Yes — we are family communities. Our screening is identical for every household configuration per Fair Housing.

Are there community rules?

Every resident signs Schedule 15 (Leasing Guidelines) covering vehicles, pets, lawn, sheds, noise, and site maintenance. We'll provide the full schedule before you sign anything.

How do I apply?
